The flood map and the Blanco River
The document says that, on FEMA Flood Insurance Rate Map panel 48209C0270F, none of Improvement Area #4 lies within an official 100-year or 500-year floodplain. It says certain portions of the remaining land were then within the 100-year floodplain, and the developers planned to remove each lot from it through a map revision as the development progressed.
It also says the district is within five miles of the Blanco River, which experienced severe flooding in 2015, and that the city cannot predict whether another such event will occur.
Maps change, so the panel and its date may differ today. Search your own address on FEMA's map service before relying on any of this.
- Trails are planned within the drainage draws and are to extend to the Blanco River, according to the document.
- The document describes no specific foundation type, and this site does not guess one.

What this means if you have a leak
Water service in 6 Creeks comes from the City of Kyle under the development agreement, so the city's water office numbers on the utilities guide apply. A resident who is unsure should look at the bill.
The document places the development in the city's extraterritorial jurisdiction, not inside city limits, so check with the City of Kyle or Hays County about which office handles permits for your address before any repair that needs one.
The restoration work itself is the same as anywhere. Stop the source, make the area safe, photograph, call your insurer and call the line.
